Renovations

Renovations go sideways in predictable ways. Scope that was never fully defined, conditions discovered after demo that nobody planned for, and work sequenced poorly so something has to be undone and redone. Most of it comes down to what happened before the first wall came down.

The scope conversation is the most important one. A cosmetic refresh and a project that touches structure, plumbing, or electrical are completely different in budget, timeline, and disruption. A lot of homeowners start with the first and discover midway that they're actually dealing with the second. That's a much better thing to know at the walkthrough than after the drywall is off.

Older homes hold more surprises than newer ones. Wiring that predates current code, plumbing that was modified at some point by someone who shouldn't have, framing that was cut into for a previous project. When those show up they have to be dealt with, and planning for the possibility beats being blindsided by it.
